When a spec (subdivision) builder builds a subdivision they have a lot of overheads. They have to make mortgage payments on their construction loan, pay money for marketing, pay real estate agent commissions, pay for the infrastructure, and still make a profit. These expenses can amount to over 20% of the price of a home and are passed through to you.
